Foam and Sealant Around the Frame

The foam is cheap and the rework is not, so after a window is set, the intervals window installation carlsbad madame and me uses for checking a sealed frame are shorter than the manual says. In Carlsbad, CA the marine layer keeps new joints damp for hours, and a sealant joint that skinned over in the morning may not have cured underneath by evening.
Low expansion foam only
The gap between a window frame and the framing is filled with foam labeled for windows and doors. Standard foam expands with enough force to bow a vinyl window frame inward and jam the sash. Low expansion foam is applied in thin passes, leaving room for it to rise, and is never packed to the brim.
Backer rod and the sealant joint
On the exterior, a foam backer rod is pressed into the gap between the frame and the stucco, leaving a joint about a quarter inch deep. The sealant then bonds to two sides only, the frame and the wall, and not to the rod. That lets the joint stretch and compress without tearing, which matters on a wood window or clad window where the frame moves with humidity.
Choosing the sealant
Polyurethane and hybrid sealants stay flexible and accept paint, while pure silicone does not accept paint at all. Near the beach, the sealant must tolerate salt spray from Carlsbad State Beach and sun that breaks down cheap products. The sealant is tooled with a wet finger or a profile tool to push it into the joint and shed water.
Weather and cure
A joint put in during a June Gloom morning may need much longer to skin than one done during a dry Santa Ana wind. Cold or damp surfaces keep the sealant from adhering, so the frame edges are wiped dry first. If rain is forecast, the joint is left to skin before the day ends.
Interior air seal
The same gap is sealed on the inside too, so conditioned air does not leak into the wall cavity. Insulated glass units with a double pane can only do their job if the frame around them is airtight. A smoke pencil held near the joint shows any draft that remains, and a gap found at that stage takes a minute to fix, while the same gap found a year later shows up as a cold corner, a stained sill or a bubble in the paint below the window.
